A finished basement adds usable square footage at roughly half the cost-per-foot of an addition. Great for a media room, home office, guest suite, or an in-law unit. Just make sure you address moisture, egress, and HVAC properly — we see a lot of DIY basement work that creates problems down the road. Typical project: $40,000–$90,000.

You don't need a gut renovation to make a difference — a focused update (cabinet refacing, new counters, updated lighting, modern hardware, and a fresh paint scheme) can transform the space for a fraction of the cost of a full tear-out. Typical focused remodel: $25,000–$60,000.

4. Energy-efficient windows

Replacement windows pay you back two ways: lower utility bills now and stronger resale appeal later (buyers actively filter for "new windows" in MLS listings). Pick a vinyl or fiberglass frame with low-E double-pane glass, and prioritize the windows on the west and south sides of the house first. Typical project: $400–$900 per opening installed.

5. Outdoor living spaces

Covered patio, screened porch, or a stamped-concrete deck with a pergola. Outdoor living is one of the strongest selling features in the Atlanta market, and it's the renovation you'll actually use the most before you sell. Typical project: $15,000–$60,000 depending on scope.
