Pipe Leaks in Older Griffin Homes: Rebuilding the Right Way

Older homes have character and aging plumbing. When a leak happens, the rebuild has to match what is already there.

Griffin has a lot of older homes with real character: tall ceilings, wide trim, hardwood floors and plaster or older drywall. Those same homes often have aging plumbing. Galvanized supply lines, older copper and original drain lines are more likely to leak as they get older. When they do, the rebuild takes extra care so the repaired rooms look like they belong in the house.

Common leak sources in older homes

  • Galvanized supply pipes that corrode from the inside
  • Older shutoff valves and supply lines under sinks and toilets
  • Cast iron drain lines that crack or separate at joints
  • Tub and shower valves inside the wall
  • Pipes running through crawlspaces that are exposed to cold

What makes reconstruction different in an older home

Matching is the big one. Newer homes use standard trim and flooring that is easy to find. Older homes often don't.

  • Trim and baseboard. Older homes often have taller or custom profiles. We match existing trim or have it milled so the new pieces blend in.
  • Hardwood floors. Boards the water reached can sometimes be replaced individually and the floor refinished so the repair disappears.
  • Walls and ceilings. Plaster, older drywall thicknesses and textured ceilings need to be matched so patches don't show.
  • Doors and hardware. When original doors and hardware can be saved, we detach and reset them.

We also look closely at what the drying process exposed. Once walls and floors are open, it is a good time to see framing, subfloor and plumbing that would normally stay hidden.

Working with your insurance carrier

If you have a claim, we build the reconstruction scope to your carrier's approved estimate. Older homes sometimes need items that a standard estimate misses, like taller baseboard or matching hardwood. When that happens, we send the adjuster photos and documentation for review.

Upgrades while the walls are open

Some homeowners decide to replace more of the older plumbing while walls are already open, or upgrade finishes in the rooms being rebuilt. We price those as a separate change order so you can see exactly what is in the insurance scope and what the upgrade costs.
