The carrier's estimate is the document that drives your reconstruction. Here is how a reconstruction contractor reads it and builds the scope.
After a pipe leak claim, most Jonesboro homeowners get a long estimate from their insurance carrier full of codes, quantities and unit prices. It can be hard to read, and it is the document that drives your reconstruction. Here is how a reconstruction contractor uses it.
Your adjuster writes an estimate of the repairs, usually in estimating software called Xactimate. It is broken out by room, and each line describes one item of work: remove and replace drywall, paint walls, install baseboard, replace flooring and so on. Each line has a quantity, a unit and a price.
We build the reconstruction scope to the carrier's approved estimate. That means we walk your home, compare what we see to each line in each room, and confirm the measurements and items match what is actually there.
When the carrier's estimate and the job line up, the scope is straightforward. When they don't, we document the difference.
It is common for an initial estimate to leave items out, especially before the home is fully opened up. A few examples:
When we find items like these, we send the adjuster a supplement with photos, measurements and line-by-line pricing. The adjuster reviews it and issues a revised estimate. This is a normal step on many claims and it moves the file forward.
After the scope of work is approved, a project manager is assigned and we set up a meeting to go over your schedule and selections. From there, updates go through your client portal so everything about your job stays in one place.
