Water Heater Leaks and Sewer Line Backups in Sharpsburg, GA: Rebuilding After the Cleanup

Both losses usually mean a lot of material has to come out before anything can go back in. Here is what the rebuild looks like.

Two of the messiest water losses a Sharpsburg homeowner can face are a failed water heater and a sewer line backup. A water heater can dump its whole tank onto the floor and keep refilling until the supply is shut off. A sewer line backup brings dirty water up through floor drains, toilets or tubs. Both usually mean a lot of material has to come out before anything can go back in.

Once the plumber has made the repair and the cleanup company has finished its work, Peridot Assist handles the rebuild.

Water heater leaks

Most water heater leaks come from the tank rusting through at the bottom, a failed relief valve, or loose supply and drain connections. Water heaters often sit in a garage, closet, attic or basement, so the water spreads into whatever is next to them.

A water heater leak commonly affects:

  • Drywall and insulation at the bottom of the closet and nearby walls
  • Flooring in the closet, hallway and connected rooms
  • The water heater platform, drain pan and closet door
  • Ceilings below, when the water heater is in an attic or on a second floor
  • Baseboard and door casing

The rebuild includes detaching and resetting the water heater when it can stay, or coordinating the new unit with the plumber when it is being replaced.

Sewer line backups

A sewer line backup usually happens when a main line is blocked by roots, grease or a collapsed pipe, or when a city line backs up during heavy rain. More material is typically removed during cleanup. Drywall is often cut higher up the wall, and carpet, pad, flooring and base cabinets that the water touched usually come out.

That means the reconstruction scope is often larger than a clean water leak of the same size. It can include:

  • Drywall and insulation in every affected wall
  • New flooring throughout the affected rooms
  • Base cabinets and vanities
  • Toilets, which are often replaced
  • Baseboard, door casing and doors
  • Paint, texture and final cleaning

How Peridot Assist handles the rebuild

We walk the home after the cleanup company signs off, measure every affected room and write a scope broken out item by item. On insurance jobs, the scope is built to the carrier's approved estimate, and we send the adjuster documentation when items are missing.

After the scope of work is approved, a project manager is assigned and we set up a meeting to go over the schedule and your selections. You can follow progress any time in your client portal.

Simple ways to prevent the next one

  • Have your water heater checked as it ages, and replace it before it fails
  • Make sure the water heater sits in a drain pan piped to a drain
  • Add water leak sensors near the water heater and in lower levels
  • Keep grease, wipes and paper towels out of drains and toilets
  • Ask a plumber about a backwater valve if your home has had a backup before
